How to Get a 2% Buyer Rebate When Purchasing a Home
The concept is simple. Most buyers today find homes online on their own. When you’ve identified a property you’d like to purchase, we step in to handle the offer, negotiations, and all transaction paperwork. At closing, you receive a buyer commission rebate—often equal to about two-thirds of the commission paid to a buyer’s agent.
How the Buyer Rebate Works
Most MLS-listed homes offer a commission to the buyer’s agent—commonly around 2.5% or 3% of the purchase price.
Here’s how it works when you buy with us:
- The seller pays the buyer-agent commission
- We retain 1% for representing you and managing the transaction
- You receive the remaining 1.5% or 2% as a rebate at closing
If the buyer-agent commission offered on a property is less than 3%, your rebate is adjusted accordingly.
For example:
- 2.5% total commission → 1.5% rebate to you
- 2% total commission → 1% rebate to you
Your rebate is disclosed upfront and reflected in your closing statement.
Buying New Construction Homes
New-build homes are often the easiest transactions—and the rebate still applies.
- Builder sales representatives are paid the same whether you have an agent or not
- Builders typically do not object to paying buyer-agent commissions
- You do not receive a price discount for purchasing without an agent
Because of this, it makes sense to use a buyer’s agent and receive a rebate.
Important:
Always provide our name and contact information on your first visit to the model home. Let us know ahead of time so we’re ready when the builder contacts us.
How to Tour Existing Homes
There are several ways to view a property before making an offer:
Open Houses
The easiest option—no appointment required and no obligations.
Listing Agent Showings
Many listing agents will show their own listings. Some may ask you to sign a form confirming they represent both buyer and seller. Do not sign anything without speaking to us first.
Paid Showings
You can hire an agent to show a home for a one-time fee (typically $50–$100) with no ongoing commitment.
Other Agents
Some agents may offer to show you a property. If this happens, contact us first so we can guide you on the best approach.
Work With US
You can always work with us to help you find your home, however, after viewing the 10th home the commission rebate is reduced and we retain 1.5%. As more homes are viewed we will retain more of the commission.
Important Note About Major Real Estate Websites
Sites like Zillow, Realtor.com, and Trulia can be useful for searching—but their “Contact Agent” buttons are often misleading.
- The agent shown is not always the listing agent
- Clicking “Contact Agent” usually sends your information to multiple agents who pay for leads
- You may receive several calls within minutes from agents competing for your business
To reach the actual listing agent:
- On Realtor.com, the listing brokerage is usually displayed at the top or bottom of the page
- On Zillow and Trulia, look for labels like “Presented by” or “Courtesy of” and search the brokerage name directly
Brokerage-sponsored search sites may also display their own agents as if they are the listing agent—always look for the true listing office information in the fine print.
